Have a pool and spa inspection to complement your home inspection. It is important to inspect the pool or spa as well as the home since the pool is a structure and has maintenance issues just like a house does. Therefore, a careful inspection of the pool/spa includes the pumps, filters, vales, and in some cases heaters. In addition, the coping, hand rails, ladders and decking are included in the pool inspection. Many home in Phoenix have pools or spas, I have inspected many, and I can say I have seen a lot of pools that don't meet the State of AZ pool regulations.
More importantly, the safety issues that go along with owning a pool are countless. Most cities in AZ, including Phoenix have pool barrier mandates. Pool barriers are strongly recommended even if the city or jurisdiction where the home is located does not require it. The pool barrier has one job, that is to save lives, that is why there are some many requirements for the construction of the barrier. The barrier will be inspected and deficiencies reported so you can make an educated decision about getting them corrected properly.
Various other environmental issues can also compromise the safety of people who will be using the pool or spa. Electrical safety is as important as a pool barrier. Electrical issues would include overhead wires, lighting and outlets near the pool and equipment grounding and bonding. GFCI protection is required and all GFCI breakers will be tested to insure they worked during the inspection.
