These inspections and reports are not the same as a complete Home Inspection and are not intended to meet the State of Arizona's - Standards of practice for Professional Home Inspectors.  Home Inspections are more detailed and require more time to complete, therefore, they are priced accordingly.

Most rental property inspections are done using HUD's 52580-A "HQS" (Housing Quality Standards) formatted inspection form.  The same from used in HUD Section 8 subsidized housing certifications. Property managers and owner/landlords alike will benefit from these services.  By having an unbiased inspection by a 3rd party inspector reduces your contact with tenants, as well as providing proof of the condition of the property before, during and after occupation.  Proof is necessary if you end up in court due to a damage deposit refund dispute.  Many times in disputes over damage deposit refunds the tenant wins because there is no PROOF of the condition of the property.  This is the single most important reason to have Rental Property Inspections. 

Property management inspections are good for a community in a number of ways.  They help insure the property is being maintained to the minimum standards the home was built, help insure the community housing stock remains in safe habitable condition, help properties maintain a good market value, helps prevent neighborhoods from deteriorating which also insure property value.  Generally speaking, the help maintain a good housing stock for the community in general.  So it is to your best interest to have the property inspected by a certified Property Maintenance & Housing Inspector.

In addition to the litigation proof, we inspect visible maintenance work as well.  Many rental properties receive normal maintenance repairs over time, as all buildings do.  However, many times during our inspections, we notice sub-standard repairs have been made.  This happens in all residential and commercial properties alike.  In most cases it turns out the work was never completed or it was not done according to standards of practice which creates a safety hazard to the occupants, not to mention a liability to the owner as well.  This is why annual property management inspections by a qualified and certified property maintenance & Housing Inspector are so important.  Any lease to a property should include a clause covering these inspections on an annual or semi-annual basis.  It  only makes good sense if you want to protect your investment property.



With Commercial or Residential Rental Property Inspections, we provide a report of the condition of the property on the day of the inspection.  This service provides property managers and owners/landlords an unbiased - 3rd party assessment of the property by a certified Inspector, only it's a condensed format than a complete home inspection report.  For the  home buyer or seller.  The report will include photographs and details of the property condition when inspected.  The purpose of a property management inspections is simple, it helps you protect your investment, in addition to providing a record of the condition of the property before, during and after occupation.  This makes good sense because in the event a dispute is initiated over the refund of a damage deposit, the owner has documentation to support their right to keep the damage deposit.

A certified Property Maintenance & Housing Inspector assures competence as expert witness service provider.

As a National Association of Housing and Redevelopment Officials certified Housing Quality Standards Inspector & International Code Council [ICC] certified Property Maintenance & Housing Inspector combined with over 8 years experience as a Housing Inspector performing rental property inspections, you can be sure the property will qualify  for HUD's HQS requirements for Section 8 renters on the first inspection.  These programs allow more opportunities for property managers  and owners to rent out vacant units.  Our basic rental property inspections are provided on HUD approved inspection format.

LANDLORDS should check references of ALL RENTERS
prior to their occupation into the unit.  Many times this opportunity is overlooked, and may prevent moving risky tenants into your investment property.  After all, protecting your investment property is the reason you need to have your investment property inspected by a certified pro.

All completed inspection reports are delivered via e-mail directly to the client.  Upon complete payment, the report is sent complete with pictures to the client in a pdf format.  These reports cannot be altered.  These inspections do not qualify for the 10% discount offered for complete home inspections
