Return trips due to utilities being turned off during inspections require an additional service charge.  A certified home inspector cannot provide a complete report meeting InterNACHI's or the State of Arizona's Standards of Practice.  These standards must be met in order for a certified home inspector to complete his/her job.
Selecting an Inspector
 When selecting your inspector you should remember!  The cost of the inspection is pretty small in comparison to what you are paying your Realtor.  Your Realtor basically shows you the home handles the purchase agreement and the closing. 

The inspector however, has a few short hours to come onto a property (that he/she has more then likely never seen before) and find every visible defect they can find and generate an accurate report for their client.  The information provided in the report is used to determine your final decision of the purchase in most cases.

Your Realtor is going to make $1000's and your inspector is going to make $500 in most cases less. 
The final decision of the purchase is based on the inspection findings.  Considering the cost of the home you are purchasing and the amount you are paying your Realtor, why would you consider hiring  the CHEAPEST home inspector you can find? 

In reality you expect the inspector to provide you with a detailed accurate report to base your decision, so you should also consider the type of inspections you will get from the bargain inspectors.

Termite reports

Copper State's certified home inspector usually takes from 2 1/2 to 4 hours to complete inspections, sometimes more time is needed depending on the age, condition and number of AC / heating units that need to be inspected.  We strongly urge our clients and/or Real Estate agent to attend all, or at the very least, part of the home inspections, so we can address questions they might have directly at the time of the inspection.  This enables us to address our findings directly, so they can have a better understanding of what has been reported.

That much time is considered par for the industry.  It actually takes that amount of time for a certified home inspector to provide a completed report.  Certified inspections (you must remember) require ALL SYSTEMS & COMPONENTS of the home and property to be inspected and reported on.  If your looking for a certified home inspector, you need to expect the inspection to take some time.

ADA Accessibility Assessments

We are not limited to just home inspections, in addition, as a certified Accessibility Inspector, we provide assessment inspections of properties for ADA Accessibility standards.  These services can be provided at the time of condo and multi-unit inspections (for an minimal additional fee), or as a completely separate service.

Accessibility has been required in all commercial  and multi-family construction standards for over 20 years.  It is not uncommon that over time things can change.  Sometimes contractors have made repairs or upgrades to the properties common areas and/or residential units.  During the work, some accessibility standards may have been accidentally reduced or removed creating a restriction of access for the persons they are intended to assist.  This can have a dramatic effect on accessibility to condo units, apartments or retail businesses and limit access for persons with disabilities.  We can provide an assessment and consultation of the property to insure those needs are being met and that all residents and patrons are allowed full access to the properties facilities as originally intended.
